When selling a home, doing what you can to up the value of the property can make a qualified buyer more at ease with the asking price. Perceived value, or how the buyer views the value, is based on factors such as locale, condition of the home and property, size, and more. Paying attention to those things that the buyer is going to perceive as a value to them can make it easier to seal the deal.

The "first impression" of a house to the buyer is its size and how it looks. Not much can be done about actual square footage, but how the buyer perceives the space presented to them can make a difference. Showing rooms clutter and furniture-free with as much natural light can make rooms look much larger and attractive. Add some fresh paint, a good carpet cleaning (or even new carpet), and some nice landscaping (at least some nice, colorful in-season flowers) and the house looks quite a value.

Pay attention to the details. No spots that could be interpreted by the buyer as leak damage. Do a thorough home inspection and fix those problems. Buyers can bicker and lower their offers because of the house's condition and repairs they perceive they may have to pay for.

Finally, give special attention to the two most important rooms of value to the buyer: the kitchen and the master bathroom.
