Narrow your mind. That doesn't sound like the best advice, but these days it may just be. Some realtors have narrowed their target audience and have found great success by doing so.

A common technique that professionals use to focus on a demographic is to create a character, an imaginary person with a name and lifestyle. Meet Julie Jansen, a pretty professional in her mid-30's. She's hip and modern. She lives a fabulous, jet setting lifestyle and she's looking for that perfect little condo to call home while she's still single and loving it.

With traditional marketing techniques you're in competition with the big boys and in a tough market that's an even harder game to play. So, how do you market directly to Julie? You have to do some research. Where does Julie like to shop? Where does she like to eat? Where would her dream home most likely be; on the water? A lot of young professionals are very tech savvy. They carry Blackberry's, get their morning news off of the internet and read and post blogs on a daily basis.

Techniques like these help to picture a client and understand what they need to see to get excited about a property. The more one understands a client the more one can meet their needs.
